Competitive
or Comparable Market Analysis (CMA)
This is the
process that is used by real estate appraisers to estimate the
value of a property. In summary, a CMA is completed by
reviewing all recent property sales in an area and determining
what a typical sized house is selling for given such items as
square footage, number of bedrooms, amount of land, etc. By the
end of a CMA, the appraiser will be able to estimate the value
of all properties in an area.
This will
also give you a good idea of what your property is worth.
For example: you own a 3 Bed two Bath house about 2000 sq
ft. I will look at homes in your area that have sold and include
other factors such as style, garage, lot size, etc. These
homes will have sold in a range that will give us a ballpark to
properly price your property, get you good value for you home,
and sell it as quickly as possible.
Factors such
as condition of the home, upgrades that may have been done by
you or previous owners, how quickly you want to sell and other
